Programming

Programming is the collaborative process in which we identify the client's needs and objectives as well as those of other project stakeholders.

 

Other stakeholders typically include: Cities, utility companies, neighborhood groups, and master developers. As your representative, we work with all parties to ensure that your needs are being met.

  • Project Controls: Budget and Schedule

  • Project Key Personnel and Design Consultants

  • Tenant and End-User Requirements

  • Land Use and Zoning Requirements

  • Preliminary Engineered Site Plan

  • Preliminary Elevations and Building Construction Materials

Entitlements

The process of Entitlements is the legal method of obtaining discretionary approvals for the right to develop and/or construct on a property for its desired use(s).

 

Our services during Entitlements include preparation and/or submittal of the following:

  • Final Engineered Site Design

  • Refined Definition of Project Scope Of Work

  • Refined Definition of Project Controls: Budget / Schedule

  • Engineered Site Plan

  • Preliminary and Final Plat

  • Architectural Elevations / Renderings

  • Variance Requests

  • Special Use Permits

  • Driveway Access Permits

  • Public Hearing(s)

  • Planning and Zoning Hearing(s) and Preliminary Site Plan Approval

  • City Council Hearing(s) and Final Site Plan Approval

Permitting

The permitting process is typically initiated after the discretionary approvals that are procured during the entitlements phase (although in some instances, permitting runs concurrently with the entitlements process).

PWD's services during Permitting include preparation and submittal of the following:

​

  • Final Engineered Construction Documents (CD’s)

  • Final Architectural and Engineering CD’s

  • Utility Design Reports (Water, Sewer, Storm Drainage)

  • Hydrologic Design Report

  • Dry Utility Coordination (Electrical, Telephone, Natural Gas)

  • Constructability and Design Coordination Review Of CD’s

  • Administrative Code Compliance Review (By Municipality)

  • Calculation of Permit, Review, and Impact Fees
